Job Announcement

Northwest Housing Alternatives (NHA) is seeking to hire a mission-oriented Director of Asset Management to lead and manage the overall strategy and stewardship of NHA’s affordable housing portfolio and facilities located in urban, suburban, and rural communities throughout Oregon. This senior position leads all asset management activities, provides oversight of the Asset Management team currently with a supervisor, senior project manager, and four asset managers. The team supports a growing portfolio of 45 multi-family rental housing properties, 53 single-family group homes, and two facilities.

The Director of Asset Management leads through collaboration with public and private investors, and property management companies; as well as the NHA leaders of Real Estate Development, Finance and Accounting, Resident Services, and fundraising. The Director reports to the CEO/Executive Director, serves as a member of the senior management team, contributes to the leadership of the organization, serves on stakeholder committees and workgroups relevant to policy and program development, and leads contextual discussions with peers from other organizations.

Primary Job Duties and Responsibilities:

Qualifications and Competencies:
  • Bachelor’s degree in real estate, finance, business, accounting and finance, public administration, urban planning, or a related field required, master’s degree preferred.
  • 7–10+ years of affordable housing asset management, or nonprofit real estate, experience required.
  • 5+ years of experience in supervision, leading and developing a team, coaching and mentoring, and supporting staff performance to align with organizational strategies and asset management outcomes.
  • Strong background in affordable housing financials and related compliance such as the Low Income Housing Tax Credit (LIHTC) program, programs of the U.S. Department of Housing and Urban Development, tax exempt bond and state funding sources.
  • Demonstrated knowledge of property management.
  • Relevant experience facilitating cross-department collaboration and managing staff working in mission-driven or community development environments is strongly preferred.
  • Experience and demonstrate commitment to the organization’s mission, racial equity, and resident-centered principles.
  • Strong financial acumen, including the ability to analyze and interpret financial statements, audits, pro formas, and long-term projections.
  • Excellent communication, facilitation, and presentation skills.
  • In-dept knowledge of affordable housing asset management, property management operations, regulatory compliance, and affordable housing policy.
  • Ability to collaborate across departments, lead complex projects, navigate regulatory environments, and build strong internal and external partnerships.
  • Strong analytical, organizational, and problem-solving abilities.
Salary and Benefits:
  • Annual salary range is $150,782 minimum, $173,399 mid-point, $199,409 maximum; initial placement in the range will depend on applicant’s qualifications.
