Renaissance Homes - Construction Project Manager

Renaissance Homes is looking for a Construction Project Manager to join their team. As the Construction Project Manager, you will oversee single family home construction. The overall responsibilities of a Construction Project Manager include understanding the importance of and maintaining production timelines and assuring deliverance of the best quality product while staying within determined budget.

Duties and Responsibilities:

  • Assist homeowner through construction of their home (e-walks, pre-construction, landscape walks).
  • Build homes to jurisdiction’s requirements.
  • Schedule out construction of entire home from ground up.  (Update schedule weekly via computer.)
  • Work with excavator during the process of setting grades for foundations.
  • Review plans with both foundation and framing companies. Review all modifications and address grade challenges. Obtain necessary engineering approval, based on any challenges outside of the plan.
  • Maintain contact with future clients (homeowners). Review various stages of construction with the client, when involvement required (i.e. electrical walk, flat work, landscaping, homeowner walk and turning over the keys.) Prepare set up for all interaction with clients.
  • Interact in weekly construction meetings. Review closings, current sales, site conditions and address any concerns.
  • Conduct weekly safety meetings.
  • Resolve daily issues to keep schedules and closings on time.
  • Schedule all inspections daily-weekly and follow through with any concerns or corrections.
  • Complete any necessary paper work daily that pertains to the project. Faxing schedules, change orders, pre-drywall certification forms and post construction forms.
  • Post all exhibits in project’s windows, to assure the correct information is communicated to necessary contractors.
  • Conduct daily inspections on work performed.  Assure that every detail meets Renaissance quality standards.
  • Maintain all related production schedules to meet proposed timelines.
  • Effectively manage and maintain positive relations with contractors, inspectors, homeowners and employees.
  • Maintain estimated budget guidelines for every individual project, and approve vendor invoices monthly.
  • Partake in ongoing education necessary to improve skills and further knowledge, both professionally and personally.

Qualifications/ Requirements:

  • Minimum of five years in construction environment and at least two years construction management experience
  • Requires a Bachelor’s degree, Construction Management, Business Administration, or related preferred
  • Ability to read and understand building plans, engineering, and lateral systems
  • Knowledgeable about applicable building codes, zoning ordinances, and other legal regulations
  • Strong communication and people skills
  • Computer literate-Word/Excel/Internet research
  • Well organized and detail oriented
  • Work well under time and deadline pressures in fast paced environment and able to prioritize workload
  • Cooperative and able to take direction easily
  • Flexible, willing to work as needed or directed
  • Must have valid driver’s license, dependable vehicle and be insurable.
  • Must be able to walk, lift, carry, stoop, bend, twist and work indoors and outdoors on uneven surfaces routinely.
